Wheelwright First Baptist Church
and Pastorium

Dear Mr. Wells:

On October 2 I wrote to Mr. George W. Evans, president
of Evans Elkhorn Division, Island Creek Coal Co., Wayland, Ky.,
concerning the intention of those now owning the Wheelwright
properties, to deed the First Baptist Church properties to the

g church. As you perhaps know, the General Association of Baptists
in Kentucky, which is now the Kentucky Baptist Convention, Inc.,
has a 99 year lease on land on which the church is located. The
church building has been built by the people of the Wheelwright
church and assisted by the Kentucky Baptist Convention. It is
our hope that you will be able to convey a deed to the Kentucky
Baptist Convention, Inc., for this property.

We are also anxious to see that the people of the First
Baptist Church of Wheelwright, Ky., retain the pastorium next
door to the church. I understand you have offered to sell this
lot No. 381 and the house to the church. As you know, the church
has lost many members, I believe approximately 80, in the switch-
over that has been taking place at Wheelwright and they are not in
much of a position to purchase this pastorium. I believe they are
renting this from you at the present time. I wonder if it would
be possible for you to be generous enough, not only to convey the
church property, but also the pastorium, to the people of this
community, making a deed as in the church properties, to the
Kentucky Baptist Convention, that it might be protected. I
would appreciate anything you can do to assist these people.

Of course, you know the great value of a church in a
community and you know also the greater value of having a place
for the pastor in a limited field such as this.

I would appreciate having a word from you about this.

the building is which we have cur services.
Cur church was organized oy Rev. Wil‘iums and Ere: D. Reed in 1:25.
The building war at that time given to Friendship Baptist Church and
Saint Mark A. L. E. Church for our service.
No agreed at that time to have our service: the 2nd and 4th bunday
and the Baptist the let and 5rd Sunday. Oh the 5th Sunday one month

Re: Appraisal Covering Three Churches
Gentlemen:

After an inspection and the acquisition of certain data on the
Wheelwright churches, we found three in number. They are in—
dicated as Item I, II, and III on the appraisals .

There is submitted also with these appraisals a drawing or
draft showing the approximate location and size of the buildings
together with other information.

Appraisals are made for various purposes but the principal
purpose of this appraisal is to determine the sale value or the
market value of the property as it exists at Wheelwright, Kentuzky.
At the present time, these buildings are used for churches. We
did not consider, of course, the use value, but we did consider
a reproduction cost new, less depreciation or reproduction cost
new, times the percent condition. These elements are not the
true value of the property as we are concerned only with market
value . That is, what the property would bring, real estate with
improvements, at a free and voluntary sale from one who is not

Forced to seLi to one who is not forced to buy. This is referred
to as a free and voLuntary saie . We have done appraisai work and
do appraisaL work for the Kentucky Department of Highways , both
on state and interstate highways, the U.S. Steel. Company, seve raL
coai companies, as weLL as private individuals, the N & W Raiiway,
the Corps of Engineers—U.S. Army, and others too numerous to
mention.

It is often said and we hear it everyday that these properties
Loses its vaLue when a coaL company abandones its ope ration, but
these buiidings and structures, not an of them, but some of them,
wiLL be occupied and found useful for years to come. It wiLL be
found that the re is a sale for these houses and structures due to
the housing shortage we have in Eastern Kentucky and throughout
the country as far as that is concerned.
