n» » The undersigned appraisers have Carefully examined
(, in detail, each and every section of land embraced in the
9500 acrcs of the Rancho Fauna still standing in the name
of Title Insurance and Trust Company, of Los Angeles, Cal- ,
ifornia. In order to fix a gross Value for the entire 3
tract, we have segregated the lands into different classes ‘
fiag‘ and have fixed an aVPrage Value for each different class.
~ ‘g In doing this we have particularly considered the following
points:
1. The character of the soil.
2. The condition of such citrus groves and crops
as we found growing on the Ranch as indicative
of the possibilities under extended cultivation.
3. The existing irrigating systems. i
4. The fact that the lands are riparian to the San
Luis Rey RiVOr and its tributaries which flow
through the Ranch.
5. The Deane Valley Reservoir Site as an additional
source of Water supply. The title to this reser-
voir site, together with rights—of—way for ditches,
*pipes, roads, etc., is held as tart of the tract.
The following is the segregation and Value placed on
the lands:
RIVER BOTTOM LAND:
This land consists of fine silt deposit along the
San Luis Rey River and may be subject to overflow ‘
a * on oceasional periods of extreme floods. He fix
‘ an avcrage Value on lands of this class at_§20.00 ,
per acre. t
CRl‘filK BOTTOJ LAND:
This land consists of the bottom lands in Bauma
and other Creeks running through the Ranch and is
largely gr nitic silt dwpositeé by the Greeks.
This land is well adopted to the culture of wal-
nuts. He fix an average value on lands of this
class at 550.00 per acre.

 FIRST BENCH LAND:
This land is on the bench above the River bottom,
and.while not primarily adapted to the gorWing of
citrus crops, is well suited for walnuts, beans,
alfalfa and other surface crops." We fix an BVerage
Value on lands of this class at $225.00 per acro.
‘ CITRUS LAND:
This land is above the first bench and consists
of that portion of the Ranch adapted to the grow-
ing of citrus fruit and is such as has been under
cultiVation for many years past. We fix an aver-
age Value on lands of this class at $250.00 per
acre.
HILLSIDE LAND:
This land rests on the lower spurs of the adjoin~
ing Mountains and is somewhat rougher and more
difficult to prepare for irrigation and the plant-
ing of trees. This land can readily be irrigated
. from the water of the Pauma Creek and after being
prepared and planted to crops, will be found to
be equal to any citrus land on the Ranch. We fix
an average Value on lands of this class at $150.00
Per acre.
MOUNTAIN LAND:
This land is precipitous in character and the
larger part of it is free from rock and boulders,
with many small flat areas which can be used for
agricultural purposes. The remainder can be
used for grazing. This land adjoins the Forest
ReserVe, which contains large grazing areas. In
the Hountains are numbers of Springs and Creeks.
We fix an average Value on lands of this class at
$10.00 per acre.
. WASH LAND:
. This land con“ists of Wth and stream bed of the
' San Luis Rey River, and is only Valuable When used
in connection with other lands. We fix an average
‘ Value on lands of this class at $10.00 per acre.
