You purchased from us a short time ago a Set of the Encyclopaedia
Britannica on the $10.00 a month plan, and you have paid us $ 60.00 on
account, leaving a balance of 3 95.00 If you sent us your cheque in
full at once you would have a right to a cash discount of $4.75 so that

Dear Sir:—
Upon my return to the city I find your favor under
date of June 20th. In the absence of detailed data in regard
to the earnings, etc. of the Water Works proposition, I cannot ’
form much of an idea in regard to same, so we had better let
that matter rest until all the necessary information can be
obtained. My people demand exhaustive facts and figures on
every proposition I take up with them.
In the meantime we could finance the 10,000 acres
of coal and timber land, provided the same have first class
railroad facilities and the owners will co—operate with us ‘
in the expenses of financing the same. My idea would be
_ to bond such properties, using the proceeds of the bonds to
develops and market the product. Would prefer timber tracts <
if we could get them. The bonding and working of the prop-
erties Would bring the owners greater returns by many hundreds
of thousands of dollars than an outright sale would. If the
property is first class and the price right and the railroad
facilities good, I can obtain the money through my connections
in the East.
In order to do this it would be necessary to obtain
all the detailed information possible. We can then arrive
’ at a proper figure for the owners to incorporate for, the
proper amount in bonds to be issued, the amount of stock nec—
essary, etc. Any property taken up by us for bonding must
be owned in fee and be absolutely clear from any incumber—
ances, mortgages, etc., and we must have reliable engineer’s
reports, maps, etc. as you understand.
The average price on timber bonds is 80 so we should
get the bonds at 75, so as to make a cash commission for our—
selves in addition to some stock. The contract should read ,
that we shall receive any sum over and above 75 obtained for
the bonds, and so much stock, etc. ‘
In addition it will be necessary to provide for me I
i a cash retainer of not less than 3500 for part payment of ex— ‘
pauses and time, as my clients are all in the hast and it takes <
a lot of money to go there and stay there long anough to bring ;

a deal to a successful cunsummution. Ls near as I can figure
in a matter of this kind, it will cost between fiBOO and {900
to swing the deal, but I will agree to pay all in excess of
$500. While it may be, in your section, contrary to custom
, to line up a pronosition in this manner, you will find that
most large timber and coal tracts are financed u der these
terms, which are far better than for the owners not to assist
in the expenses and to have the nroperty lay idle, eating
itself up with taxes, squatters, etc. If the owners endeavor—
ed to finance the property themselves, they would spend a
great deal more money than a man well posted in that line of
business would and accomplish nothing, as they do not know
the channels through which results are accomplished in matters
of this kind and hence cannot obtain success.
I just bonded a tract for a Tennessee Company and
am now open for another deal of this kind. Can handle sever—
al prcperties at the same for the same retaining fee, so if
you can obtain more than one first class property, it will be
satisfactory.

L land or 15,333 acres leaving 5118 acres of coal lands. If 1/4 '
