March 7. I am, however, appreciative 02 the assistance given to
me in your absence by Janice Brown.
I was able to conduct a thorough examination of the roof and roof
structure of the Maintenance Shop, the findings of which are the
basis for my observations and recommendations in this report.
I think the present condition of the roof is quite evident to all
concerned. Therefore I don't feel it necessary to discuss it at
'~\ any length. The primary purpose of this report to to recommend
how the present condition can best be corrected and to provide
a guideline for this correction.

COMJITIONS OBSERVED
Maintenance Shop 9,500 square feet
This is a 3 ply asphalt roof, approximately 15 to 20 years old.
Originally it was installed as a'smooth roof. At some time after
the original construction, loose, ungraded aggregate was broadcast
onto the roof met. This is apparent due to the fact that in no area
is the aggregate embedded into the top pour of asphalt. The aggegate
used is of a nature that the many sharp, rough stones in it could
have resulted in further damaging the roof mat under even lhmited
foot traffic. Numerous large holes are present on the roof mat,
exposing the original fiberbdard insulation and steel ribbed deck
to water and photo-oxidation. In most areas the innlation is damp
and rotted. The ribbed steel deck is severly rusted both on top and
botton elevations. No vapor barrier was evident, although one may
have originally be installed. Deterioration is so widespread that
this barrier may no longer be observable.

4«. There is 280 linear feet of metal gravel stop and fascia. The base
flashing has been badly deteriorated all along the gravel stop. The
metal fascia appears to be a a somewhat better condition from what
could be seen on a surface examination. Along the rear elevation
there is 180 linear feet of hanging gutter that is 10056 and severly
amidixed. It appears to perform little if any4function in it's
present condition.

RECCXfilENDATION
Based upon the observed condition of the total roof area, the only
realistic recommendation I can make is to completely remove the ex-
isting roof mat and replace it with a new surface which will best
perform the funtion required of it and which can be maintained to
insure that the present condition cannot reoccur. The new roof
should be a h ply fiberglass or approved equivilent felt 1" Per-
lite or approve equal insulation, 20 year type (unbondedl roof.
Concerning the top surface of the roof I am recommending two alter~
natives, either of which will be suitable. The first is to top coat
the new roof surface with a Tremco Penefelt Asphalt Base Resaturant
and #h washed gravel. The second is to coat the new roof surface
with Tremco Liqui—mat Fibrated Asphalt Emulsion and Tremco Double
Duty Aluminum Roof Coating. See attached specifications and liter—

SPECIFICATION FOR REE-ROOFING

GENERAL CONDITIONS

1. All bidding contractors shall examine specifications and surface
and suhmit any questions or conditions relative to their proposal
to the building owner at least five days prior to the date desig-
nated for the acceptance of bids.

2. Contractor shall make application in a neat, workman-like manner,
and be responsible fer leaving area free of dirt and debris at
completetion of work.

3. Contractor shall furnish proof of insurance, as required. .

4. Roofing bond is not required and shall not be included as a cost.

5. Sucessful contractor will be required to show evidence of satis-
factory'werk in this field, and will meet with owner at least two
weeks prior to start of work, to secure agreement in all phases.

4‘ 6. All insulation required shall be stored inside, out of weather,
‘ or be properly covered at job site.

7. All roofing felts and membranes shall be stored on end, inside,
out of the weather, or be properly covered.

9. Thermometers shall be visible on all heating kettles and made
readable.

16. Strip mopping of felts will not be acceptable.

ll. Kettle temperature of asphalt shall be between 375 degrees F.
and A50 degrees F. Mopping temperature"of asphalt on roof shall
be between 350 degrees F. and A25 Degrees F.

12. Wet or damaged roofing materials will be discarded and replaced
prior to application.

13. Upon completetion of work, owner reserves the right to remove
cores h” x 36" to be weighed and examined regarding lamination
and bonding of felts. One square foot shall not weigh less than

2 lbs, and all felts shall be completely laminated. Deficiencies
will be considered less than the scope of the specification and
contract, and payment will be withheld until corrections are made.
This does not include insulation.

MATERIALS

1. Conventional steep asphalt pitch and asphalt saturated felts
shall be provided by the contractor and shall be manufactured

2. Tremco materials shall be provided by the owner in proper
quantities agreed upon.prior to awardinv of the bid.

3. Insulation shall be rinid type, 1” perlite or approved equal.

§EECIFICATIQES

A° Surface Preparation

1. Remove the existinv roof, flashinss. gravel stops and insu—
lation. Also remove any deteriorated sections of brake metal
fascia and hanainn gutters.

2. Entire surface of deck shall be brushed, scraped or otherwise
cleaned free of all dust. dirt'and debris. This shall include
the top and underside surfaces.

" B. Treatment of Metal Deck

10 Apply Tremco Tremflex Protective Coatin" over the entire area,
top and underside, at a rate of approximately 300 square feet
per vallon. Coating may be applied by either brush or spray
method. Allow TremIlex to set completely (minimum of 2A hours)
before proceeding.

D. Insulation

1. Insulation shall be applied into a solid moppina of asphalt,
mopped at a rate of 25 lbs per 100 square feet minimum, keep-
ing the insulation A" away from the roof edges and deck open—
inns. Insulation shall be butted tiphtly together and joints
taped continuos on all four edges. All insulation shall be ’

‘. cut and neatly fitted where roof intersects vertical surfaces,
but shall be kept l/h" away from all vertical flashinvs (roof
proflections)

2. A weather treated wood nailinn strip of exactly the same
thickness of the insulation and A" wide shall be provided

at all roof edges. These shall be mechanically anchored in
place.
3. After having installed the insulation as above, mop it's
top surface with hot asphalt at a rate of 25 lbs per 100

E. Basic Asphalt Enilt-Up Roofing

1. A wood cant strip shall be installed as required around
roof perimeter to provide a smooth. solid support for
the flashing.

2. Over insulation, into hot asphalt mapped on at a rate of 251bs
per 100 square feet, imbed a A3 lb fiberfllas base sheet and
mop solid with hot asphalt at a rate of 25 lbs per 100 square
feet. While this is hot. imbed three layers of 15 lb asphalt
saturated fiberglass felts at right angles to the slope of
the roof making certain that a solid moppinp of similar quan-
tity is made between felts, and lapping each sheet, so as to
leave 12" exposures of the adjacent sheet. All felts to be
laid in the same day and throuply broomed into asphalt to
insure proper bonding and no wrinkled felts.

3. Applv a alaze coat of hot asphalt over the top layer of felts
at a rate of 95 lbs per 100 square feet. Over vlaze coat
apply Trance Penefelt Asphalt'Base Resaturant at a rate of

_ 5 gallons per 100 square feet.

I“\ h. Broadcast #A washed oravel over the area at the approximate
rate of 500 lbs per 100 square feet. No dirty or dusty gravel
is acceptable.

F. ALTERNATIVE METHOD
1. After new roof mat(without Penefelt and gravel) has been
- allowed to cure for a period of not less than 30 days in-
stall a single ply flashing as per attached flashing spe-
cification, around roof edge and roof projections.
2. After new roof mat has been allowed to cure a minimu of 30
days, apply Tremco Liqui-mat Fibrated Asphalt Emulsion at
a rate of not less than 6 oallons per 100 square feet.
3. After allowing Tremon liqpi-mat to cure for a period of
not les than 30 days, apply one coat of Tremco Double
Dutv Aluminium Coating over the entire area at a rate
. of not less than 500 square feet per gallon.
