I believe mh figures given you on the phone were pretty accurate. The
average dimension of this building would be 355.95 feet by 3l.l feet,
which multiplies out to l,740 square Feet. $7,500 would work out to
$h.3l per square foot for land and building.
If we sold him the land itself at $500.00, and if he could build a
building for $h.00 per square foot, his building cost would be
$6,960.00. of course, we know he cannot build a building for QQ.OO
per Foot, therefore I think we are offering him a real bargain..
During the next two years, I would not be at all surjrised to see
this building bring $l5,000, if Mr. Gearhart passes it up at this
time.
If he rented a building valued at $7,500.00 at the normal rental rate
of l% per month, he would pay $75.00 per month. If he bought the
building, and considered the cost of money at 3—l/2%, his amortiza-
tion schedule for IS years would be $73.86 per month.
