 AGRifiMENT CF LEASE

THIS AGREEMENT 0F lflESE, made and entered into as of
June 1, 191%, by and between MOUNTAIN INVESTMENT, INCORPORATED,
party of the first part, (hereinafter referred to as "Mountain”),
and GCLDIE MEYERS, party of the second part;

WITNESSETH:

That the parties for and in consideration or the mutual
covenants hereinafter provided bind themselves to this agreement
as follows:

Neuntain leases and lets unto secono party that certain
building Number 803, known as Toyland, located in the City of
Wheelnright, KBntucky, for a period of two (2) years beginning
June 1, 1974. Second party agrees to pay to Mountain as rents]
the sum of EIGHTY-FIVE DOLLARS (85.00) per month, payable in
advance, the first payment being due on June 1, l97u.

Second party agrees to pay to Mountain for the month
of July and the month of August the sum of ONE HUNDRED AND ShVENTY
DOLLARS ($170.00) per month, which amounts shall be payment of
rent for the last two months or the lease.

Second party is to use said building for restaurant
purposes only and will maintain the interior of said restaurant
building and keep same-in good repair during the term of this

 lease and will return same in as good a condition as when
received, less expected normal depreciation. Second party shall
maintain the heating equipment, air conditioning equipment,
windows and all plumbing of said building and keep same in good
repair.
Mountain will maintain the exterior of the building,
including the roof thereof, in xuod repair.
On default by second party of any obligations that it
has under this lease, then the same may be cancelled by tne
giving of written notice to second party, addreeded Wheeiwrignt,
Kentucky.
IN WITNESS WHEREOF, the parties hereto place their aands
and seals as of this the let day of June, 1974.
