The selling price of this house was reduced to $2,800.00
plus $68.50 closing costs, plus taxes for the unexpired portion of
the year amounting to $24.50. The total to be collected from the
purchaser is $2,893.00. I understand we have collected $68.00 as
the down payment. This leaves a balance of $2,825.00 to be col-
lected.

Spurlock at the First National Bank, Prestonsburg, will
take a mortgage of $2,400.00, but he wants a discount of 10%, or
$240.00. This means that only $2,160.00 will be applied on the
purchase price of the mortgage proceeds, leaving a balance of $665.00
to be paid by the purchaser with funds obtained from some other source.

Mr. Spurlock says he understands these people have a com-
mitment from the bank in martin for a small loan for the amount re~
quired to close ugfiip $800.00. If so, this will solve their problem
completely. Ouro' qfiern of course is with the collection of the balanse
of $2,825.00. A

The prorated/item of $24.50 is computed as follows:

The selling price of the house is $2,800.00, which is its
value for tax purposes. City, county and school taxes run approxi-
mately $1.50 per $100.00; therefore taxes for the full year amount to
$42.00, or $3.50 per month. Assuming the deal is closed as of June 1
the new owner should pay taxes for 7 months, or $24.50.

This conveyance is subject to the exceptions and reserva—
tions contained in those two instruments of conveyance from Island Creek
Coal Company to party of the first part, referred to herein for source of
title and which are dated November 9, 1966, and recorded in Deed Book l9l
at page 501 and at page 504, and ALSO in those certain deeds executed by
party of the first part to Harold Telephone Company and Tel-Com, Inc.,
dated June 15, 1967 and recorded in Deed Book 193 at pages 271, 273, and
275, records of the Floyd County Court Clerk's office, and ALSO deed of
conVeyance from first party to Kentucky Power Company dated December 29,

said premises for the purposes of maintenance, operation, repair, re-

mains, connections and Service lines as now located on said premises in
its operation of said facilities, which right of way and easement shall
endure as long as said systems or any part thereof are operated by

The selling price of this house was reduced to $2,800.00
plus $68.50 closing costs, plus taxes for the unexpired portion of
the year amounting to $24.50. The total to be collected from the
purchaser is $2,893.00. I understand we have collected $68.00 as
the down payment. This leaves a balance of $2,825.00 to be col-
lected.

Spurlock at the First National Bank, Prestonsburg, will
take a mortgage of $2,400.00, but he wants a discount of 10%, or
$240.00. This means that only $2,160.00 will be applied on the
purchase price of the mortgage proceeds, leaving a balance of $665.00
to be paid by the purchaser with funds obtained from some other source.

Mr. Spurlock says he understands these people have a com—
mitment from the bank in Martin for a small loan for the amount re—
quired to close uplgo $800.00. If so, this will solve their problem
completely. 0urf00nEern of course is with the collection of the balance
of $2,825.00.

The prorated/item of $24.50 is computed as follows:

The selling price of the house is $2,800.00, which is its
value for tax purposes. City, county and school taxes run approxi—
mately $1.50 per $100.00; therefore taxes for the full year amount to
$42.00, or $3.50 per month. Assuming the deal is closed as of June 1
the new owner should pay taxes for 7 months, or $24.50.

'“on ownership of the property as of l—l—70, taxes on this house will be
. included in our tax bill which we will get and pay in November 1970.

If we didn't collect taxes for the remaining portion of the year from

the purchaser at the time of closing we would have to go back to each

purchaser at the end of the year and ask him to reimburse us for the
taxes we paid at=the=time on his house. This is not practical; there—
fore we collect taxes for the unused portion of the year at the time
of closing.
